PCC Explained and why its important
PCC - The Professional Consultants Certificate
New Build
Lenders' full new build requirements are set out in the Lenders' Handbook (in section 6.7). The Lenders' Handbook provides comprehensive instructions for conveyancers acting on behalf of lenders in residential conveyancing transactions.
Property Construction Monitoring
The CML Professional Consultant Certificate can only be signed by a consultant with one or more of the qualifications listed in section 6.7.4 of the Lenders' Handbook (for example, fellow or associate of the Royal Institution of Chartered Surveyors). By signing the certificate the consultant confirms that he has monitored the construction of the property and that he will remain liable to the owner and any lenders for six years.
Why Do I Need A Professional Consultants Certificate?
Building a new house from scratch or converting a barn perhaps? Need a mortgage?... Want to draw down some of that building loan from the bank?... Well here’s the good news:
We can provide you with the Council of Mortgage Lender’s pre-approved Professional Consultant’s Certificate for less than what you’d pay the ‘Big Guys’ for a warranty and we won’t hassle or hinder you, better still we’ll give you all the free, friendly advice you’ll need with a structural certificate at the end of it. There’s no joining or membership fee, no bond payment, no huge amounts of paperwork to complete and nobody’s going to give you grief.
We are RIBA + ARIAS registered Chartered Architects with over 30 years of experience in the residential building sector. Our M.D. personally oversee's properties builds and or conversions, and has inspected and surveyed hundreds more for the small developer and self-builder.
Because we’re not like the ‘Big Guys’ we can offer a better, individual service with a fully insured and CML pre-accepted structural certificate at the end of the project.
Our service is most beneficial to first time self-build individuals, professional builders and developers who do not meet the NHBC certification eligibility, or do not wish to pay higher fees.
