Making it as simple as possible
Our Process
At Nicoll Design we can handle all aspects of the project from start to finish. Here's an idea of how a typical project is structured:
- Step 1 - Initial Consultation
- Step 2 - Measured Building Survey
- Step 3 - Preliminary Designs
- Step 4 - Planning Permission Submission
- Step 5 - Building Warrant Submission
- Step 6 - Finding a Builder
- Step 7 - Construction Stages
- Step 8 - Completion
Step 1: Contact Nicoll Design
Contact us to arrange a free, no obligation consultation. Nicoll Design will visit you at your home or site to discuss your project. We can give you an idea of what to expect, any potential problems, how long it will take and an idea of the costs involved. This meeting gives us a chance to answer any questions you may have.
Step 2: The Building Survey
In order for us to draw accurate drawings we will need to carry out a full measured building survey. This allows us to draw existing plans, elevations, sections and services. All measurements are carried out using the latest laser measuring devices. This provides us with great accuracy when designing your project. The average survey would take approximately 1hr depending on size and complexity. On a new build a full survey of the site is carried out and ground levels taken.
Step 3: The Development Proposal
We put our creativity to work preparing existing and proposed layouts, with a few different options. We will agree a limited budget cost to cover this stage, until you are 100% happy with our design.
Step 4: Apply For Planning Permission
Once the design is finalised, we will prepare a formal set of design drawings and apply for Planning Permission. This is often preceded by an informal discussion with the planning department, or a pre-application enquiry insisted on by some local authorities, to make sure we comply with local and national planning policies.
Step 5: Submit A Building Warrant Application
After securing Planning Permission we will prepare a set of technical drawings and specification about the project which will be submitted to the local council for a Building Warrant Application. This process ensures that all aspects of the work will be carried out to meet Building Standards and Regulations.
Step 6: Preperation
If required, we can arrange the contractor to carry out your works. The tradesman we deal with will make sure your project runs smoothly, and provide you with a great service. This can be done by seeking competitive quotations or on larger and more complex projects with a bill of quantities prepared by a consultant surveyor.
